Sterling Home Inspections is appreciative of being a gold-certified home inspection company in North Wales and the surrounding areas. Michael, the owner of Sterling Home Inspections has proudly been serving clients for over two decades. His experience, knowledge, training, and education in the industry has allowed him to offer an all-around home inspection of the mechanical and structural integrity of the house from top to bottom, both inside and out.

Our Home Inspection Services

Michael offers certified inspection services all year round despite the season as he understands the journey of homeownership knows no time and tides. This is because the different seasons may affect the structural and mechanical integrity of the home. He and our home inspectors in North Wales, PA will identify the potential problems before the person buying the home signs any purchase documents.

Structure

The structure, sometimes specified as “the bones” starts at the foundation. It’s necessary to have a solid foundation for your house, whether that foundation is block, stone, or poured concrete. The majority of the homes have a poured concrete foundation. If correctly poured with firm fittings, a poured concrete foundation should last forever. However, they are affected by the forces of nature, especially water erosion. If too much water gathers around the foundation, it comprises the foundation, causing it to move, whereas a long drought might cause the foundation to settle, compromising the integrity of the foundation.

Exterior

An exterior inspection involves, but is not limited to electrical outlets, pavement, grading, gutters and drainage, weathered trim, vinyl, aluminum, and cement board siding, stucco, brick, and structural integrity. The outside of your future home sets the curb appeal not only for yourself but for the neighborhood. If outside work needs to be done after the inspection, it is best to do it during the warmer months.

Roof

A roof inspection will establish the integrity of the roof and will determine if it needs repairs or replacement. Repairing or replacing the roof should be done during the warmer months as the shingles adhere to each other and lay better during the warm weather. Always hire a professional, licensed roofing contractor.

Heating & Air Conditioning

Heating and Air Conditioning inspections are essential for all homeowners. The first step is to identify what type of fuel is used to supply your heat; natural gas, oil, electric, or a hybrid HVAC system. A hybrid HVAC system will allow you to make a choice between two energy sources, which will help maintain and maximize efficiency.

Interior

Interior inspections consist of walls, floors, ceilings, stairways, exterior doors, and windows, including the locking systems, making sure they are functioning properly. During an interior inspection, we will also look for any water damage to ensure that there is no mold in the home. Upon completion, Sterling Home Inspections will provide you with a complete inspection of your interior living areas.

Electrical

Many homes built years ago were done so with knob and tube wiring. Even though it is not illegal to have it, it is not constructed to handle the needs of today’s electronic society and all of the electrical consumption that it takes up. Because this insulation is an older type of wiring it can cause a potential threat when the wires become overheated. By providing an electrical inspection, we will advise you if your electrical system is safe, whether it be knob and tube wiring, or a more up to date wiring system.

Insulation and Ventilation

During a home inspection we will check for ice damming and the damage it can cause. Ice damming will stop drainage and cause the water to backflow into your home, usually in your attic, then through your ceiling, and eventually down your walls. Proper insulation, ventilation, and air sealing will alleviate the ice dams and the damage they can cause in your home. Sterling Home Inspections will advise you of the results after a thorough inspection. Should you need work done in your attic, hiring a qualified professional will save you time and money.

Fireplaces

Wood burning fireplaces and stoves, as well as fuel-burning appliances are common in Pennsylvania. Regardless of what type the homeowner has, there are so many safety issues to recognize due to the numerous byproducts of combustion such as carbon monoxide, soot, and creosote accumulation. All of these can decrease the flow of flue gases and smoke and can cause chimney fires. Let Sterling Home Inspections protect you and your family.

Decks

Decks add additional living space to your home during the warmer months. However, they are unprotected from weather conditions throughout the year. The exposure to weather and normal wear and tear can be harmful to your deck’s components. Safety is the predominant concern! Statistics show that over 60% of decks built in North America are unsafe, and of that 60%, 90% result in the deck collapsing.

Seasonal Checklist

The summer heat or the cold winter months can be detrimental to the operation of your home. The attic turns into a hot oven during the summer causing electrical bills to soar and allows smells throughout the house from uninvited animals that have nested in the attic during the colder months. Exterior paint begins to peel, roof shingles become worn, and rotting wood is more detectable.

INSPECTION EQUIPMENT

Moisture meters are carried to perform inspection services.

Moisture
Meters

Moisture meters are powerful sensors used to detect any water or moisture content invading walls and ceilings. This moisture is usually not visible to the naked eye.

Voltage
Testers

A voltage tester is a piece of equipment that allows Michael to safely and quickly check for power. Using this tool protects him, or anyone using this type of tool protects them from a harmful shock.

Torch
Flashlight

Flashlights are essential for all types of inspections. They assist when searching dark areas such as attics and crawl spaces, and help increase visibility when searching for leaks and cracks.

Infrared
Thermometer

Infrared thermometers will allow me the capability of checking the temperature on heating and cooling registers within the home that are not easily accessible. They prevent me from having to touch the object that I am measuring, while giving an accurate reading.

There is no substitute for attention to detail and a thorough understanding of how houses work. Sterling Home Inspections will give clients a complete digital report, including photos that lists the overall health of the house.

ADDITIONAL SERVICES

WDI INSPECTIONS

Pests, mostly termites cause severe damage to the wood that your home is built with. Infestations potentially if not detected will cause irreversible damage to your house. These pests are usually not visible to the human eye if burrowed in the woodwork. It’s imperative to have an inspection to determine if your home is infested with termites. Rid yourself of accidents, health complications, and additional maintenance and repair costs, and pest control costs by requesting a wood infestation inspection.

WELL WATER ANALYSIS

Water supply from a well is relatively cost-effective in new or used homes, however bacterial growth is possible regardless of the age of the home. Whenever called upon to do a full home inspection, Sterling Home Inspections will perform a well water analysis to check for coliform bacteria, lead, and chlorine; the most common contaminants. The water will be checked for chemical imbalances, changes in the water PH, and hardness of the well water.

PRE-LISTING INSPECTION

If you are looking to sell your property, it would be wise that in order to avoid liability issues in the future, you have Michael do a pre-listing inspection on your property. The pre-listing assessment focuses on the functionality of the house, from appliances to plumbing, and from electrical to the structure. Doing this inspection saves you time since most buyers these days will do a home inspection, which means you may need to do the necessary repairs before selling.

MOISTURE DETECTION, MOLD SAMPLING & ANALYSIS

Mold sampling and analysis inspections are done separately from an overall home inspection. This is done separately to assure you are thoroughly informed of potential mold growth in or around the house. Samples collected will identify the type of mold and the number of mold spores in the air. Being able to refrain from a house with mold in it will save you plenty of health complications and odor in your home.

RADON TESTING

Radon is a colorless and odorless gas that penetrates the house through openings and cracks in the foundation. It is quite harmful to human and animal health, and since testing is the only way to detect the gas, Sterling Home Inspections make it a priority test during inspection. If it goes undetected it could quickly accumulate and result in lung complications. Let Michael help you by keeping you and your family healthy in your home.

SEPTIC SYSTEMS

Septic systems are essential in homes, but when not well built or maintained could wreak havoc. Before buying a house consider doing a septic system inspection. A septic inspection goes a long way in saving you time and money on repairs and maintenance. If you already own a home or are looking to sell your home, a septic system inspection is recommended once a year. Doing so will enhance the value of the home and immensely reduce liability issues that might arise after that.
